Home Surveys

Here at Bennett Morgan Chartered Surveyors we provide three types of survey:

1. RICS L3 Survey – generally suited to older properties built before 1850 and/or of a non-standard construction type. A Level 3 Survey is also an appropriate survey for complex conversions or historic buildings.

2. RICS Level 2 (with or without Valuation) – a concise building report created to provide advice on houses of standard construction. This is, in 80% of cases, the most appropriate report to purchase when buying a home. There are two types of Level 2. Report with or without a valuation section.

3. RICS L1 Survey – a report that advises only on major defects that may impact on the value of a property. It should not be regarded as a survey as such, and is a short inspection with limited advice, mainly suited to modern properties in apparent good to excellent condition, or where a client has a specific concern.

Property Valuations

We provide Professional residential valuations for many purposes including:
• Probate
• Matrimonial
• Capital Gains Tax

Reports can be prepared directly for a client, or their legal or financial adviser. Reports are:
• Level 1 – Basic advisory report
• Level 2 – Full Court compliant report

Initial discussions as to the most appropriate report are always held with clients prior to an instruction being provided to us here at Bennett Morgan.

Expert Witness

At Bennett Morgan we prepare many reports for litigation or potential litigation. We act for varied corporate clients, statutory bodies and firms of Solicitors; but also for private individuals.

Again there are two levels of report:

Level 1 – Basic advisory report.
Level 2 – Full Court compliant report.

We act in respect of:
• non-structural (not significant) building defects
• defective workmanship
• negligent valuations
• negligent survey reports
• Landlord and Tenant disputes.

Costs for each report vary and attendance at Court is charged at an hourly rate. Please call for further information.

Peter Morgan is an Accredited RICS Registered Expert Witness, fully conversant with CPR procedures and giving expert evidence in Court or at a Tribunal.
